What to Expect at Each Stage
At SKAR Studio, we provide architectural services that support every stage of the design journey—from early concepts through to the realisation of the finished building. Our approach centres on creating carefully considered, sustainable architecture that responds to each client’s needs, aspirations, and the unique context of every project.
When you appoint our practice, your project will progress through the recognised RIBA Plan of Work. This structured framework ensures clarity, coordination, and professional oversight from the earliest design stages through to the successful completion of your project.
Step Zero (RIBA Stage 0)
Site Review & Feasibility
We begin with an on-site assessment to understand your vision, priorities, and budget. Using detailed planning analysis, we review site constraints such as heritage designations, flood risk, tree protection, and other considerations so that opportunities and limitations are clearly understood from the outset.
We advise on planning strategy, building regulations, and any required consultants or surveys, coordinating trusted specialists when necessary. Stage 0 removes uncertainty, minimises risk, and establishes a confident and informed foundation for your project.
Step One (RIBA Stage 1)
Measured Survey & Existing Information
Our surveyor conducts a comprehensive on-site measured survey using precise traditional tools, capturing key dimensions, levels, and existing features. This data is translated into accurate plans, elevations, and sections, providing a reliable basis for design.
External features, including tree locations, boundaries, and surrounding context, are documented to inform design decisions and reduce surprises later. Conducting surveys in-house ensures accuracy, avoids third-party delays, and provides a dependable starting point for the design process.
Step Two (RIBA Stages 2–3)
Architectural Design & Planning
With your property accurately documented, our design team works closely with you to develop a proposal that addresses your brief, budget, and the unique constraints of your site. We explore layout options, create imaginative yet practical designs, and present detailed plans and visuals so you can fully understand and experience your future home.
Once the design is approved, we move seamlessly into the planning stage. We carefully review the proposal against relevant policies, legislation, and site-specific considerations to ensure it is fully compliant and strategically positioned for approval. We manage the planning application on your behalf, handling all correspondence with the local authority and keeping you informed at every stage.
Step Four (RIBA Stages 4–5)
Construction Drawings
Once planning permission is secured, we turn your design into a detailed technical package, ready for construction and building control approval.
Our team prepares precise, coordinated drawings and specifications, working with structural engineers to ensure full compliance with building regulations. Submitting the package to Building Control helps avoid risks and ensures a smooth construction process.
